Angleterre, 1921. Trois ans se sont écoulés depuis la fin de la Première Guerre mondiale. L'écrivain et scientifique Florence Cathcart est la meilleure chasseuse de fantômes du pays. Elle est invitée par Mallory, un mutilé de la Grande Guerre, à venir à la campagne dans le pensionnat où ce dernier est enseignant pour enquêter sur une mort mystérieuse attribuée à l'esprit maléfique d'un enfant. À l'aide d'une caméra, de pièges à fil et d'enregistreurs, Florence en vient rapidement à la conclusion qu'il existe une explication logique derrière cette tragédie. Mais ses convictions rationnelles sont mises à rude épreuve lorsqu'une nuit, elle se retrouve confrontée à l'apparition terrifiante d'un spectre.
